In the previous newsletter, I shared with you three of my top tips when it comes to first time home-buying. It's good to start with the basics! Want to hear some great news? I have THREE MORE tips for you today!

1) Look beyond the paint Buying a home is a great investment, but can be expensive in the beginning for a lot of reasons. Something important that you need to think about is what needs to be updated or replaced once the home is yours. According to Forbes.com, "People tend to focus on the cost of cabinets, appliances and counters but sometimes forget about the cost of labor which can double to triple the cost. That doesn't mean you should give up on a house in need of a significant fix, but you should factor in those costs when determining whether you can afford to buy." To learn more, click here

2) Get pre-approved. The question is, who do I go to for this? Great news! I have great mortgage lenders that I have worked with and would absolutely recommend. Don't hesitate to reach out to me for who I recommend. Trust me, I know THE BEST. According to Lifehacker.com, " Pre-approval is important. It gives you a dollar amount with which you can safely house hunt without having to go back and get approved. It’s effectively your budget for the house hunt. 3) Ask yourself, "do I plan to do live here for at least five years?" According to HGTV.com, "Most personal finance experts say that unless you plan to live in a home for at least five years, you likely won’t recoup any of the expenses associated with buying and later selling the house."
